Scope of Services

CJS & Sons Maintenance & Repairs LLC provides handyman, maintenance, and minor repair services for residential and light commercial properties.

 

Our services are limited to non-structural repairs, cosmetic improvements, fixture replacements, and general property maintenance.

 

We do not perform work that requires a state-certified contractor license unless properly licensed or subcontracted through a licensed professional where required by Florida law.

 

Any work involving structural modifications, load-bearing components, major electrical wiring, panel upgrades, new circuit installations, plumbing line modifications, gas line work, HVAC systems, roofing systems, or other regulated trades will be referred to a properly licensed contractor as required by the State of Florida.

Minor fixture replacements (such as light fixtures, switches, ceiling fans, faucets, and similar items) may be performed using existing connections only.

 

Any work requiring permits, rewiring, panel work, new plumbing lines, gas connections, or system modifications will not be performed without proper licensing and will be referred to a licensed professional.

Permits & Licensing

 

CJS & Sons Maintenance & Repairs LLC does not pull permits for work that legally requires a state-certified contractor license.

 

If a project requires permitting under Florida law or local municipal codes, the client will be informed and referred to a properly licensed contractor.

Estimates & Project Limitations

 

All estimates are based on visible conditions at the time of inspection. Hidden damage, code issues, structural deficiencies, or previously unpermitted work may result in additional recommendations or referral to a licensed contractor.

 

We reserve the right to decline any project that exceeds handyman scope under Florida law.

No Structural Work

 

We do not perform structural framing, structural alterations, foundation modifications, load-bearing wall removal, roof structure modification, or any work classified as structural construction under Florida Statutes Chapter 489.

Liability Limitation

 

CJS & Sons Maintenance & Repairs LLC is fully insured for general liability. However, we are not responsible for pre-existing structural issues, concealed defects, code violations, or work performed previously by others.

Subcontracted Work

 

If specialized or licensed trade work is required, it may be subcontracted to a properly licensed professional. In such cases, the licensed contractor assumes responsibility for that portion of the work.

Acceptance of Terms

 

By requesting services from CJS & Sons Maintenance & Repairs LLC, the client acknowledges understanding of the scope limitations outlined above and agrees that services are limited to handyman and maintenance work as defined by Florida law.
